OverviewThe Senior Auditor Contract Compliance (Construction) performs contract compliance and cost control audits on construction and capital projects, with a focus on distribution center, data center, corporate office, and retail construction, remodel, and build-out programs. This role applies working knowledge of construction audit practices, including AIA billing formats, job-cost reconciliation, GMP and CMAR contract structures, subcontract reviews, insurance cost validation, and lease and developer cost audits.The Senior Auditor executes audit testing independently, quality-checks and mentors other auditors on assigned engagements, and communicates findings clearly to clients and suppliers. This is a US-based remote role with periodic travel to construction project sites as needed (up to 20%).ResponsibilitiesContract Compliance and Cost Control Perform detailed contract compliance audits to assess alignment with AIA billing standards, GMP/CMAR contract terms, unit-price schedules, cost-plus arrangements, and negotiated allowances. Validate that billed costs —general conditions, general requirements, subcontractor, developer, and landlord — comply with contract requirements and industry norms. Identify cost recoveries, billing errors, non-allowable charges, and process improvement opportunities Construction Technical Proficiency Apply working knowledge of AIA billing formats (G702, G703, continuation sheets) to identify anomalies or unsupported values. Support insurance auditing on construction projects, including reviewing policy documents (GL, Builders Risk, OCIP/CCIP, Workers' Compensation) and validating contractually allowable insurance costs. Perform subcontract audits, including T&M validations, change order support, negotiated buyouts, and back-charge review. Conduct job cost reconciliations, matching committed costs, actuals, payments, and cost-to-complete details. Support developer and landlord cost verification, including audits of land acquisition, soft costs, carrying costs (interest, equity), lease costs, tenant improvement allowances, and pass-through expenditures. Conduct monthly pay application reviews, including verification of percent complete, stored materials, retainage, and subcontractor flow-down compliance. Support construction procurement and bid analysis, including bid leveling, identifying scope gaps, and alternate pricing. Claim settlement support experience — including work related to disputed amounts between owners, contractors, subcontractors, or developers — is a plus. Legal preparation support experience is a plus, including working with counsel on arbitration, litigation, or expert-witness documentation. Procurement and Supply Chain Audit material purchases and subcontractor billings for compliance with procurement requirements and pricing terms. Assess buyout savings, material escalations, equipment rentals, and service procurements; flag opportunities to strengthen procurement controls and reduce cost leakage. Communication and Reporting Communicate audit results clearly and concisely, in both written and verbal form, to internal, client, and supplier personnel. Help draft and issue audit reports summarizing completed audit activities, findings, and recoveries. Present and support audit claims in a manner that is clear, concise, and persuasive. Manage conflict and maintain professionalism with clients, contractors, and suppliers at all times, including when other parties are not. Project Management, QC, and Team Support Work independently, balancing priorities across multiple audit engagements and ensuring each project moves toward timely completion. Maintain production goals and strong project management skills, advancing a group of audits forward each day. Delegate, train, and quality-check audit work performed by other auditors; participate in and lead team knowledge sharing on contract interpretation, audit techniques, and cost-control practices. Exhibit personal initiative in learning new analytic tools and construction audit techniques; accept and provide constructive feedback in a collaborative team environment. Quality Assurance Implement self-check and peer review practices to eliminate calculation errors and maintain high-quality, consistent work product. Ensure detailed documentation and proper use of Cotiviti tools and construction audit software. Governance and ComplianceEnsure compliance with Cotiviti policies, confidentiality requirements, data security standards, and relevant industry standards, including those promoted by the National Association of Construction Auditors (NACA).Qualifications Bachelor's Degree in Accounting, Finance, Economics, Engineering, Construction Management and/or Business Administration or related field required Certified Construction Auditor (CCA) preferred.
