Job Description

We are seeking an experienced, detail\-oriented Fractional Controller to own the accounting function for two independent hotel properties (Comfort Inns) located in Redding, CA and Klamath Falls, OR. We operate on a fully automated, cloud\-based tech stack (QuickBooks Online, ChoiceAdvantage PMS). This is a full\-charge accounting role with monthly close ownership, plus analytical support to ownership on cash flow and scenario modeling. Ownership handles strategy, pricing, and vendor decisions; we need a financial partner who can close the books cleanly, keep our controls tight, deliver reporting we can run the business from, and build the models that inform our bigger decisions. **Core Responsibilities:** *Accounting Operations* * Oversee daily revenue reconciliations between ChoiceAdvantage (PMS) and QuickBooks Online — room revenue, taxes, OTA commissions, and credit card settlements * Manage accounts payable: bill entry, coding, approval routing, and payment runs * Manage accounts receivable: direct bill invoicing, aging review, and collections follow\-up * **File and manage credit card chargebacks end\-to\-end:** gather folios, registration cards, signed authorizations, ID copies, and any supporting documentation; submit responses through the merchant portal within deadline; track win/loss outcomes and root\-cause patterns * Perform monthly bank, credit card, and merchant account reconciliations * Maintain a clean, standardized Chart of Accounts across both entities (Gurraj Inc. and Madaan Hotels Inc.) to enable side\-by\-side reporting *Month\-End Close \& Reporting* * Own a consistent monthly close calendar with target close by business day 10 * Prepare property\-level P\&Ls, balance sheets, and a consolidated view * Produce a monthly reporting package including ADR, occupancy, RevPAR, and GOPPAR, plus variance commentary against prior period and budget * Coordinate with our CPA on year\-end tax prep, depreciation schedules, and any audit or review work *Cash Management \& Analytical Support* * Maintain a rolling 13\-week cash flow forecast across both entities * Optimize funds flow across operating accounts, reserves, and intercompany positions — timing of AP runs, FF\&E reserve funding, debt service, and owner distributions * Build and maintain sensitivity analyses with ownership: occupancy/ADR scenarios, cost\-line stress tests, refinance and capex scenarios, and break\-even modeling * Flag working capital risks before they show up in the bank balance *Compliance \& Controls* * Manage occupancy/transient lodging tax filings in both California and Oregon * Handle sales and use tax compliance, including cross\-state purchase scenarios (e.g., equipment delivered to OR) * Reconcile payroll from Gusto (or equivalent) into the GL and tie out quarterly payroll tax filings * Manage 1099 process annually * Maintain internal controls to prevent revenue leakage — daily revenue tie\-outs, cash handling controls, segregation of duties on AP
