Job Description
The Bridge Loan Underwriter is responsible for evaluating, underwriting, and approving short-term bridge loan applications in accordance with company guidelines and risk standards. This role focuses on assessing borrower creditworthiness, collateral value, exit strategies, and overall deal viability to support fast-paced lending decisions while maintaining portfolio quality.Key ResponsibilitiesConduct initial reviews of bridge loan applications to determine deal viability and completenessOrder third-party reports including title prelims, appraisals, and BPOs as requiredReview title prelims to identify red flags such as liens, judgments, vesting issues, or ownership discrepanciesAnalyze borrower credit profiles, financial statements, liquidity, and real estate experienceReview property details, valuations, market data, and exit strategies (sale, refinance, or hold)Calculate and assess LTV, ARV, leverage, and other risk metricsPrepare clear underwriting summaries and recommendations for senior review or final approvalEnsure compliance with internal underwriting guidelines and investor requirementsCommunicate findings, conditions, and concerns with loan officers, processors, and closing teamsMaintain accurate and organized underwriting notes and documentation in the loan origination systemAssist with post-closing reviews and ongoing portfolio monitoring as neededSkills, Knowledge and ExpertiseBachelor’s degree in finance, business, real estate, or a related field (or equivalent experience)2+ years of underwriting experience in bridge loans, private lending, hard money, or residential/commercial real estateStrong understanding of short-term lending structures, ARV-based lending, and real estate valuationAbility to interpret financial statements, tax returns, and credit reportsKnowledge of underwriting tools, LOS platforms, and valuation modelsExcellent analytical, organizational, and decision-making skillsStrong written and verbal communication skillsAbility to thrive in a fast-paced, deadline-driven environmentExperience in underwriting fix-and-flip, rental, or transitional real estate loansFamiliarity with state-specific lending regulations and investor guidelinesBackground in non-QM, DSCR, or private money lendingAdvanced Excel or financial modeling skillsBenefitsAbove market salaryHMO on Day 1 for principal and two dependentsGovernment-mandated benefitsPerformance-based IncentivesQuarterly Company Events1,000 PHP De MinimisEquipment and software providedOriginally posted on Himalayas
